Overview of our September rate review

We've made several updates across our strategy content to reflect the 20

September 2026 indexation and recent legislative changes.


Strategy Text


📌 Aged care updates

  • Commence a Support at Home program – strategy updated to reflect the

    Support at Home fee structure that replaced Home Care Packages on 1

    November 2025. References to the Basic Daily fee and Income-Tested fee have

    been removed, as neither applies, and replaced with the service-based

    contribution model. Indexation wording corrected. Lifetime cap increased from $137,917.01 to $140,652.80, with a second conditional variant added for clients covered by the 'no worse off principle', where a lower cap of $88,934.57

    applies.

  • Enter Aged Care Facility and Restructure your Finances – note added that the Maximum Permissible Interest Rate (MPIR) increases from 8.43% to 8.51% from 1 October 2026.

📌SMSF & property law changes

  • Borrow to Invest via your SMSF – Property – opening reminder note updated to

    reflect that the ban on new residential property LRBAs commenced on 10

    August 2026, replacing the previous note referring to the pending Royal Assent.

    The note now confirms the strategy applies to commercial and business real

    property only, and that existing arrangements and contracts exchanged before 10 August 2026 are grandfathered. Recommendation and Benefits wording updated

    to specify commercial/business property. Things you should know updated to

    clarify that the restriction applies to purchasing residential property using an

    LRBA.

📌Rate and Threshold Updates: Social Security

  • Commonwealth Seniors Health Card – income limits increased:

    Single – $101,105 → $105,048

    Couples (combined) – $161,768 → $168,076

    Couples separated by illness, respite care or prison – $202,210 →

    $210,096

Income test date reference updated to 20 September 2026. The child add-on remains unchanged at $639.60.

  • Centrelink Means Testing and Deeming – deeming rates increased: lower rate

    from 1.25% to 1.75%, upper rate from 3.25% to 3.75%. Deeming thresholds

    remain unchanged.

  • Granny Flat – extra allowable amount increased from $258,000 to $267,000, effective 1 July 2026.

📌Rate and Threshold Updates: Aged Care

  • Aged Care – maximum daily fee for residential care increased from $66.80 per day ($24,382 pa) to $68.93 per day ($25,159 pa).

📌SMSF & Legislative Change

  • SMSF Limited Recourse Borrowing Arrangement – new 'Residential

    properties' section added, confirming SMSFs can no longer establish new

    LRBAs to acquire residential property from 10 August 2026. Existing

    arrangements and contracts exchanged before that date are grandfathered.

📌Other refinements

  • Non-Concessional Contributions – minor wording and table updates to the Three-year bring forward rule section to improve clarity
